Pat Wolf, President of Commercial Real Estate Services, Inc., has been managing and leasing 81 On Seventh since 2000, and has done the same for its sister building across the street, The Golden Rule Building, since 1988. Pat has been active in the downtown Saint Paul real estate market since 1978 and has been involved in managing and leasing over a dozen downtown Saint Paul properties. Commercial Real Estate Services, Inc. is a company she founded in 1990 and the firm specializes in providing high quality management and leasing services for property owners in the Saint Paul area.

Pat is a Certified Property Manager (CPM) and a Real Property Administrator (RPA).  In addition, she is a past chairperson of the Greater Saint Paul Building Owners and Managers Association (BOMA), and currently retains a seat on their Board of Directors.  Pat is also past President of the Minnesota Institute of Real Estate Management (IREM) and is active in the Saint Paul Area Chamber of Commerce, National Association of Industrial Office Properties (NAIOP), the Saint Paul Board of Realtors, and the District Energy and District Cooling Board of Directors.  Pat is a graduate of the University of Minnesota with a Bachelor of Science degree in Business Administration.

Pat’s goal is to make all of the properties under the management of Commercial Real Estate Services, Inc. the most professionally managed and operated office buildings in the Twin Cities.  Tenant comfort and satisfaction, along with a clean and well-maintained facility, are what she and the 81 On Seventh staff strive for on a daily basis.

Jerald Valento, Building Engineer
Jerald Valento, Building Engineer, joined Commercial Real Estate Services in 2014.  As a Building Engineer, Jerald oversees daily work requests and coordinates outside contractor work.  His duties include reviewing facility energy usage and researching energy-saving opportunities.  Additionally, he is tasked with reviewing ongoing vendor contracts to ensure cost and performance are in line with industry standards.   Jerald has over 30 years of experience in the construction industry including over 19 years of experience as a Senior Project Manager.  He was a Building and Maintenance Supervisor just prior to joining Commercial Real Estate Services.  A recent graduate of the Building Training Program at the Minnesota Resource Center, Jerald holds current Facilities Management Administrator (FMA), Residential Energy Auditor, Special Class Engineer (Boilers), and Certified Pool Operator (CPO) licensures.

Ken Andrews, Security and Life Safety Manager
Ken Andrews, Security and Life Safety Manager, has been with Commercial Real Estate Services, Inc. since 1990.  Ken, and the rest of our staff, are fully trained in CPR (Cardio Pulmonary Resuscitation) and are AED (Automatic External Defibrillator) certified.  He is also past Chairperson of the Greater Saint Paul Building Owners and Managers Association Security Group, and a member of the Minneapolis Chapter of Infragard; an information sharing network supported by the Federal Bureau of Investigations.

As head of security, Ken is responsible for management of the building security and providing 24 hour physical building coverage.  He develops and implements all emergency procedures in cooperation with the Saint Paul Fire and Police Departments.  In addition, he maintains the card access system for the Building and administers the staff’s safety training.

Abigail Bour, Accounting & Human Resources Manager
Abigail Bour, Office Manager, joined Commercial Real Estate Services, Inc. after spending eight years in the hospitality and restaurant management industry.

As the finance/HR/office manager, Abby is responsible for providing directions, coordination and management of financial systems, budgeting and forecasting, financial reporting, financial analysis, cash management, payroll, accounts payable, account receivable and for the administration of the office.  She also handles employee benefits, human resource management, and customer and tenant relations.

Abby attended Inver Hill Community College, Century College and Hamline University concentrating her studies in accounting.  She performs personal tax services, and consults for small business owners in the areas of office management, human resources and accounting.

Kristina Nelson, Office Manager & Marketing Director
Kristina Nelson, Office Administrator, joined Commercial Real Estate Services, Inc. in 2012 after graduating from Augsburg College with a Bachelor of Arts degree.  She majored in studio arts and minored in marketing.

As the Office Administrator, Kristina oversees the day-to-day operations of the office, provides support and assistance to the entire team and makes sure that the office always has the resources needed to remain productive.  She also designs, creates, and produces printed marketing material and manages the internet media content.

Besides her administrative responsibilities, Kristina is the tenant relations coordinator and event planner.
